Home Pre-Purchase Design ServicesTKGA is proud to offer Home Pre-purchase Design Services. Often when homebuyers are looking at potential new homes, the home they prefer may have one or two aspects of it that need to be improved. The living room or kitchen may feel dark, the entry may be awkwardly laid out or not have enough storage, it may lack a modern mudroom or it may have structural or winter weather-related issues. It can be difficult to determine if the home's shortcomings are solvable. TKGA can help. We have many years of experience needed to assist a buyer or a Realtor in evaluating these types of questions. As a result, we have decided to offer this new service to help you before you commit to purchase the home. How Does It Work?We will visit the home and listen to your concerns or identify with you which area or feature needs improvement. Then, we will develop a couple concepts addressing the area of concern all before the home is purchased. Depending on area to be addressed, we can offer both 2-D and 3-D conceptual solutions. We can also do preliminary research at the local building/planning department to confirm if the solution requires a land use approval or building permit. We work with several General Contractors who can provide a conceptual cost estimate for the proposed design. The work is conceptual but helps a buyer understand if the home can be the right one for him or her. This service is affordable with a fee range of $1,500 - $2,500 for our work. In evaluating your potentially very expensive purchase, we feel that this is a great new program at a very reasonable price. And as always, our initial visit is free.
